PET POLICY

Cats are accepted in all of our units with a one time non-refundable fee of $250.00.Dogs are accepted in some of our units with a one time non-refundable fee of $250.00. (please call to find out where dogs are accepted) Additional rent $ 25 per pet/month also due All dogs must be no more than 30 pounds in weight when full grown. Residents must pay the fees and sign appropriate pet lease

   

RENT PAYMENT

All rents must be paid by the 1st of each month. If rent is not received on the 1st late fees will be applied to your account every day you are late.Late fees: $40.00 on the 2nd of the month and an additional $3.00 everyday that follows.

   

PARKING

These policies apply on Campus Properties onlyParking is not a guarantee at all of our properties. Parking passes are $180.00 for the entire year and must be purchased in order to park in the lots of the property.

   

MAINTENANCE

We provide professional maintenance 24 hrs a day.For any maintenance requests please call 614-263-2665 during business hours.

For emergency after hours requests please call 614-419-7621 and your message will be forwarded to a pager where someone from our crew will contact you. We give priority to emergency situations such as: flood, fire, and gas leaks.

   

SUBLEASING

Subletting is permitted with a written approval by G.A.S. Properties and the remaining roommates. If the sub-lessee fails to pay the rent, the original tenant will be held responsible.Sub-lessee will be required to pay a security deposit of $200.00 to be held in addition to the security deposit of the original tenant.Original tenants do not get their security deposit back until the end of the lease term.

• Must allow 24 hour notice before showing any of our units.
• If interested in a unit all future residents will need to fill out a rental application (no fee for campus applications).
• Must have the full security deposit in order to hold the unit (security deposits are equal to the first month’s rent and cannot be used for the last month’s rent).
• If renting one of our off campus properties, the security deposit can vary depending on the unit.
• If under the age of 25, future residents must have a co-signer or must pay last month’s rent in advance.
• All future residents must have a form of picture I.D.
• All future residents and co-signers (if needed) must carefully read the lease agreement, then sign and get notarized (we allow 2 weeks to get co-signers and a notary).
